Dealing with appraisers and appraisals on your deals can be tricky. Obviously there are lots of regulations related to appraisals so you will have to check with your RE advisors to be sure any of the info I'm about to share is something you should do. I do not like to leave appraisals to chance on my projects. I or my agent will always go out and meet the appraiser and provide neighborhood specific information on case they don't have intimate knowledge of the subtleties of the neighborhood.
